Utility Real Estate Management for Michigan Electric Transmission Company

In 2002, Consumers Energy spun-off it’s transmission subsidiary, Michigan
Electric Transmission Company (METC), to Trans-Elect, an independent electric
transmission company. NSI advised Trans-Elect on the real estate aspects
of the acquisition, which included contract negotiations, due diligence and
closing procedures. Once Trans-Elect assumed ownership of METC, NSI assisted
in transitioning the management of the asset from Consumers’ control
to that of Trans-Elect’s. This required NSI to work with METC’s
management team to establish new real estate operation workflows and procedures.
Once this transition was completed, METC required someone to work with them
to manage its real estate function on a full-time outsourced basis. METC’s
operations are now based in Ann Arbor, Michigan.
To assist METC with this task, NSI assigned two senior executives to manage
its real estate function. This function includes managing encroachments;
acquire new corridor rights, managing existing rights of way; managing tree
trimming rights, landowner and public relations and records management. To
more efficiently manage the over 20,000 real estate records associated with
METC’s corridor system, NSI facilitated the imaging and indexing of
METC’s paper records and maps and created a web-based digital database
to provide a more convenient access to these records for NSI’s and
METC’s staff.
As a result of NSI's efforts, METC is in full control of its right
of way assets without having to directly hire full-time in-house employees.
In addition,
since METC’s workload is in constant flux, NSI is able to provide experienced
utility professionals, above and beyond NSI’s dedicated staff, on an
as needed hourly cost basis to work on special projects and short-term assignments.
Therefore, NSI provides METC with a great deal of flexibility in meeting
the peak demands of its workload without incurring the associated ongoing
overhead costs. Lastly, METC enjoys the time saving benefits of a modernized
real estate records management system.
